Describe the lot or driveway the way you would call it in to your estimator, and your AI builds the estimate in Projul: a section for each phase, priced line items, sales tax, and any options the client chooses between. It lands in "Estimates" as a Draft, totals already calculated.
Give your AI the takeoff
The job needs a project or lead first; your AI can create one in the same request. See How do I have my AI add a new lead?. Then walk through the phases the way you would price them out loud: quantity, unit, cost and markup on each line.
Build an estimate in Projul for [Ridgeline Plaza Lot Repave]. Five sections: mobilization and traffic control, milling and removal, base repair and grading, asphalt paving, and striping and markings. [Mill 2 inch asphalt surface, 4,200 SY at $1.85 plus 20%], [3/4 inch aggregate base course, 210 tons at $28 plus 20%], [hot mix surface course, 465 tons at $96 plus 18%], [restripe standard stalls, 148 stalls at $9.50 plus 25%]. Apply our [Utah] sales tax.

Units (SY, SF, LF, ton, gallon, stall, each, hour, day) and markup (percent or flat per unit) land on the line as given; tax applies only where you name a rate, so labor and material can differ. See How does my AI calculate prices, markup and tax?.
Options, change orders and what the client sees
An option, a dumpster pad or a sealcoat package, becomes a selection where only the chosen item counts; a phase can be an assembly so the client sees a quantity against it. The change order you write most often: the mill exposes more failed base than the bid covered.
Add a change order to the [Ridgeline Plaza Lot Repave] estimate in Projul called [Additional full-depth repair]. One section: [undercut and remove failed base, 620 SY at $6.75 plus 20%], [import and compact 3/4 inch road base, 260 tons at $28 plus 20%], [additional binder course, 74 tons at $92 plus 18%]. What you will see
Your AI asks you to approve each step, then reports the estimate number and total. Click "Estimates" and the new one sits at the top as a Draft, phases and subtotals on the card.
